Median prices rose in most Kendall County communities last year, but are still off as much as 44 percent from 2007 highs, adjusted for inflation, according to sales data collected by Blockshopper.com.
Prices rose by 5 percent in Oswego, 4.7 percent in Yorkville and 15.4 percent in Plano. Montgomery (+2.4 percent), Joliet (+5.8 percent) and Boulder Hill (+8.3 percent) also saw prices go up over 2016.
Prices fell in Aurora by 6.4 percent.
For cities in multiple counties, such as Aurora and Joliet, data includes the portion of each city within Kendall County.
Despite gains over 2016, real estate markets in the county's largest cities have had a difficult time recovering home values over the last 10 years.
In Montgomery, the median price fell from an inflation-adjusted $318,600 in 2007 to $215,000 in 2017 – a difference of 25.7 percent.
Median prices in Oswego were 25.3 percent lower in 2017 than in 2007. Plano (-28 percent), Joliet (-25.7 percent), and Aurora (-27.3 percent) also continue to see prices significantly lower than their 2007 peak.
The markets in Yorkville and Boulder Hill is among the best performers over the past 10 years but are still down 17 percent and 23 percent, respectively.
