4. Petition 2017-59: A Special Use Permit to allow renovation of existing site for a public garage (auto and diesel truck repair) in an I-2 (general industrial) zoning district, located at 608 Railroad Street.

Chairwoman Pro-Tem, Ms. Powers, swore in Mr. Jan Zapotoczny, Lockport, Illinois, who appeared on behalf of the petition.
Motion to approve Petition 2017-59: A Special Use Permit to allow renovation of existing site for a public garage (auto and diesel truck repair) in an I-2 (general industrial) zoning district, located at 608 Railroad Street subject to the conditions mentioned in the staff report was made by Mr. William Ferguson.

5. Petition 2017-60: A Variation of Use and a Series of Variations to allow the renovation of the existing structure back to original two-unit use, an R-3 (one and two family) use within the R-2 (single-family residential) zoning district, located at 530 Walsh Avenue.

Chairwoman Pro-Tem, Ms. Powers, swore in Mr. John Softcheck, Joliet, Illinois, who appeared on behalf of the petition.
Mr. Graham asked Mr. Softcheck if he has a plan on how to abate the violations at the property. Mr. Softcheck stated the prospective purchaser of the property has indicated that he will make necessary repairs to the property.

6. Petition 2017-61: A Variation of a required front yard setback from 30’ to 16.85’ to allow continuation of recently enclosed porch, located at 908 Fisk Avenue.

Chairwoman Pro-Tem, Ms. Powers, swore in Ms. Anna Calderon, Joliet, Illinois and Mr. Jaime Guzman, Joliet, Illinois, who appeared on behalf of the petition.
Mr. Graham asked the petitioner why there are different window styles and sizes in the porch area. Mr. Guzman responded that he used the material that was left on the property from the previous owner. Ms. Powers asked if style and sizes of the windows is the concern of the neighbor. Mr. Schwarz stated that is correct.
Ms. Calderon stated the owner is willing to change the porch windows to match the existing house windows. The porch windows will all be the same size and consistent style.
Motion to approve Petition 2017-61: A Variation of a required front yard setback from 30’ to 16.85’ to allow continuation of recently enclosed porch, located at 908 Fisk Avenue subject to the added condition that the porch windows all be the same size, installed at some height and consistent style was made by Mr. Charles Graham.

Chairwoman Pro-Tem, Ms. Powers, swore in Mr. Hector David Chavez and Ms. Beatriz Chavez, Joliet, Illinois, who appeared on behalf of the petition. Ms. Chavez briefly described the proposed project.
Mr. Riggs asked for a floor plan. The floor plan that was provided by the owner was included in the PowerPoint presentation and Mr. Schwarz explained the floor plan.
Mr. Riggs asked if there are residential apartments on the second floor. Mr. Schwarz stated there are no residential apartments on the property. The second floor is used for storage only.
Ms. Powers questioned the owner regarding the number of employees. Mr. Chavez responded there will be three employees.
